Property prices increase amid affordability concerns

Prices in Malta rise higher than EU average

Property prices rose 6.1 per cent in the last quarter of 2025 compared to the same period in 2024, the National Statistics Office reported on Tuesday.

Apartment prices increased by 6.2 per cent while maisonettes went up 5.3 per cent. Compared with the third quarter of 2025, overall property prices were 1.3 per cent higher.

Meanwhile, house prices in the Euro zone went up by 5.5 per cent in the fourth quarter of last year, Eurostat reports.

Compared with the third quarter of 2025, house prices increased by 0.6% in the euro area and by 0.8% in the EU in the fourth quarter of 2025.

Commenting on the statistics, the Nationalist Party said that persistently rising property prices continue to exacerbate the affordability crisis, particularly for those seeking to become homeowners for the first time.

“While the prices of apartments and maisonettes continue to increase, wages in Malta are not rising at the same rate, making it increasingly difficult for young people, new families and first-time buyers to purchase their own property,” the PN said in a statement.
