Ten villas proposed opposite planned large Xemxija project

Objection already filed amid concerns over cumulative impact of nearby projects

Ten new villas with pools are being proposed to be built on land in Xemxija and opposite an area earmarked for a 12-storey development in a separate application

Each villa would have access to its own basement garage, requiring excavation works.

The site is located at the bottom of Xemxija Hill on Triq Raddet ir-Roti, further down from neolithic tombs and Punic caves located on the hill.

The two-storey villas vary in size from 240 square metres to 450 square metres, according to the application (PA/5607/25) presented to the Planning Authority by FourVC through architect Joseph Buhagiar.

One resident has already objected to the development, saying that if it goes ahead, the area would be inaccessible as it would be akin to a building site.

The development would be in addition to the mega-project proposed by a company owned by Polidano Group in front of the proposed villas. Xemxija Estate Ltd plans to turn the large undeveloped plot and some dilapidated buildings into a 12-storey commercial and residential complex (PA/4199/24).

Plans indicate that the construction will include 124 residential units, as well as a food market, padel court, pool, spa, gym and other services. Works will also include excavation works to construct seven underground parking levels.

The application, which was filed last year, is currently undergoing a screening process which is carried out on larger projects to evaluate the impact this project may have.

Apart from this, earlier this year, the same applicants had applied for a zoning application (PC/0020/24) to remove a schemed passageway and instead have two passageways pass from either side of the proposed building.

The period to submit representations regarding the villas’ application opened on Wednesday and will remain open until October 10.
